Storage Contracts

  • After choosing a storage company, you will be provided with a contract which you should read very carefully. You need to have a complete understanding of any fine print and what you are being charged for. If you have questions, make sure they are answered to your satisfaction before signing anything.

  • The contract protects both you and the storage company. Keep your copy in a secure, easily accessible location. Familiarize yourself with the termination procedures such as how much notice needs to be given and if you can terminate in mid-month. Some facilities charge for the remainder of the month while others do not. Termination stipulations should be included in the contract.

  • It is good sense to do a complete inventory of your belongings with the facility operator and record the condition of each item in case a dispute arises over damages occurring while in storage. Both you and the operator are required to agree with the condition of the goods on the inventory list and then sign it.

  • Find out if there will be any extra charges not listed on the contract. It is not mandatory for contracts to include extra charges for parking, access or required labor. Make sure you are not in for any surprise charges on your billing.

  • Most storage facilities require a deposit which is fully refundable on termination. Read the contract carefully for regulations on this deposit refund. If the refund requirements are impossible to meet, this is not the storage company for you.

  • The contract should include information on monthly charges and what services are included in this. Any extra options you have chosen should also be listed. The contract will contain either the actual cost or the estimated cost. You can not be billed more than 10% over the estimated cost.

  • Be wary of accepting anything free for there may be hidden charges or impossible conditions to meet.

  • Included in the contract will be basic insurance charges which provide very minimal protection. It is highly recommended that you purchase extra insurance if your home owners policy does not fully cover your goods that are in storage. Some storage facilities offer several options with outside insurance companies that have competitive rates while others require that you take their preferred insurance coverage.

  • The contract should clearly outline the actions taken for non payment. Whether you have merely forgotten to pay the bill or can not afford to pay, you will not be allowed access to your property until any outstanding amount is paid in full. Often the storage company will move your belongings out of the facility and give you advance notice when and where they will be sold at auction. In this case, in many states, you will be required to file for a court proceeding well ahead of time to try to stop the auction from taking place.
